🏢 BIG REGULATORY UPDATE FOR DUBAI PROPERTY OWNERS & TENANTS! 🏢
Dubai Municipality has launched the new framework for Shared Housing under Law No. (4) of 2026, officially permitting and regulating shared living across 44 designated areas in Dubai! 📍
Whether you own, manage, or rent residential assets, here are the essential rules you need to know:
✅ 44 Approved Areas: Locations include Al Barsha 1, Al Muraqqabat, Al Rigga, Al Warqa 1, Al Souq Al Kabeer, Al Ras, and more.
✅ Clear Division: Properties must be classified strictly for Individuals ONLY or Families ONLY.
✅ Space Standards: Minimum 5 sq. meters per person for individual housing. Family units require private bedrooms with en-suite bathrooms.
✅ Mandatory Facilities: Proper communal kitchens, dining rooms, recreation areas, and laundry spaces are now required.
✅ Official Permitting: All approvals must go through the Build in Dubai portal with Civil Defence, SIRA & Ejari compliance.
⏳ Grace Period: Landlords have until September 8, 2027 to bring existing shared units into full compliance.
