Lorenzo supports international investors in structuring and acquiring real estate in Dubai, with a strategic, transparent and data-driven approach built around each client’s long-term goals.

Dubai Real Estate Market Update

May 12 to May 18, 2026

Dubai recorded another active week across key market segments:

• AED 7.79B total sales value
• 3,314 transactions
• 3,000 units
• 158 buildings
• 156 land plots

Compared to the previous week, total sales value moved from AED 8.00B to AED 7.79B, while transaction volume increased from 2,505 to 3,314.

So, the weekly picture is mixed, but important.

Value moved slightly lower.
Volume moved higher.

This suggests that the market is not slowing in a simple way. Instead, the structure of activity is changing.

Units accounted for around 90% of all transactions this week, confirming that residential demand continues to drive Dubai’s real estate market.

For buyers, this means there may be more room to compare options, but strong assets are still moving.

For sellers, pricing needs to be supported by recent comparable transactions, not only by market confidence.

For investors, the key point is quality of demand.

This week’s numbers suggest a market that remains active, but more selective. Buyers are still present, but they are becoming more careful about location, entry price, payment structure, rental potential and resale value.

The broader picture also remains strong. According to Dubai Land Department, Dubai recorded AED 252B in real estate transactions in Q1 2026, up 31% year-on-year by value and 6% by volume.

What history shows is often more important than what headlines suggest.

Each time uncertainty reaches Dubai, the same question returns:
wait, or look closer?

In 2008, Dubai faced a major financial shock.
In 2014–2016, prices entered a correction phase.
In 2020, COVID created another global shock, and many expected recovery to take much longer.

Yet each of these periods pushed Dubai to become more mature, more regulated and more diversified.

Today, 2026 brings a new layer of uncertainty.
But uncertainty does not automatically mean weakness.

It means the market should be read through cycles, fundamentals and timing, not emotion alone.

For long-term investors, the key question may not be:
“Is everything fully stable?”
