DUBAI REAL ESTATE MARKET – NEWS DIGEST
As reported by the Dubai Land Department (DLD), in the H1 2023, 61,000 real estate transactions were completed in Dubai worth $48.8 billion.
Compared to the H1 2022, the number of transactions ↑ by 58%, and their value ↑ by 42%. These are the highest figures for the H1 for the entire observation period.

The value of transactions in the Dubai real estate market reached more than $1 billion for two consecutive days – July 4 and 5, 2023.
According to DLD, on July 4 there were 458 sale transactions worth $547 million, and on July 5 – 613 sale transactions worth $496 million.

Based on the index of the consulting group ValuStrat, real estate prices in Dubai in June 2023 increased by 11.7% compared to last year:
Apartments ➀ by 8.1%
Villas ➀ by 15.8%
Areas with the highest annual increase in apartment prices:
Palm Jumeirah ➀ 17.9%
The Greens ➀ 11.4%
JBR ➀ 9.8%

HOW TO GET A MORTGAGE IN DUBAI
Mortgage in Dubai can be obtained by residents and non-residents but the conditions are more favorable for Emirates ID holders.
For example, the loan amount for residents can be up to 80% of the housing cost. For non-residents, bank finances a maximum of 50%.
❗️ A non-resident may be denied a mortgage if he is a citizen of a country that is not included in the list approved by the bank.
DOWN PAYMENT
On average, it starts from 20% for residents, for non-residents – from 50%.
RATES
Fixed ➀ At an average of 5.2-5.3% per annum for a period of 1 to 5 years, and can be revised according to market conditions.
Floating ➀ Depends on the interbank lending rate EIBOR + bank margin.
INCOME
The minimum level should be between $3,300 and $4,100 per month. The monthly payment should not exceed 50% of the borrower's income.
MAX TERM
25 years or until the applicant reaches the age of 65 for employees, 70 years for entrepreneurs.

MORTGAGE COSTS
β€’ Bank commission for consideration of the application: 0.5-1% of the value of the property (refundable in case of refusal)
β€’ Valuation of the property: ~$1,000
β€’ Property insurance: from 0.5% to 1% of its value
β€’ Borrower's life insurance: 0.3% of the loan amount
β€’ Registration of mortgage in DLD: 0.25% of the loan amount
PAYMENT PLAN + MORTGAGE
In Dubai, it is difficult to get a mortgage for off-plan. But you can use the payment plan from the developer, make payments during the construction and when the property is ready, opt for a mortgage for the remaining tranche.
For example, the developer MAG offers properties in the Keturah Reserve project with a 40/60 payment plan:
10% – Down Payment
30% – During Construction
60% – Upon Completion
On the 60%, the buyer can get a mortgage – and then regularly pay small amounts.
