Dubai’s real estate market closed week 17 of 2026 with strong momentum.

Total transaction value reached AED 10.27B, marking an increase of approximately 20% compared to the previous week.
The number of transactions also rose from 4,506 to 4,650 deals.

The off-plan segment continues to drive market activity, accounting for around 69.5% of all transactions (AED 7.14B).

Meanwhile, the ready property segment represented about 30.5% of the market, totaling AED 3.13B, reflecting steady investor interest in completed assets with established infrastructure.

By property type, apartments remained the dominant segment at approximately AED 4.7B, followed by villas (AED 1.39B) and commercial properties (AED 946M).

What does this mean in practice?

Dubai’s real estate market continues to demonstrate depth, liquidity and resilience. Even amid short-term external factors, the market shows a strong ability to maintain activity and recover quickly.

Distress deals in Dubai do exist. But they are not for everyone.

Recently we have been receiving many inquiries from clients looking for distress deals - what people often call “hot opportunities” in the Dubai real estate market.

After more than a decade working in the Dubai real estate market, I’ve noticed something interesting.

There are two types of investors.

The first type
waits for the perfect moment.

They read the news, analyse the market, follow forecasts and believe that conditions will soon become even better.

So they keep waiting.

The second type
looks at the market differently.

They understand that the perfect moment rarely exists.
But every market cycle creates opportunities.

Sometimes it’s strong projects.
Sometimes favourable conditions.
Sometimes properties that stay on the market for only a few days.
