Dubai’s rental market continues to demonstrate strong momentum.
In the first seven months of 2026, 214,445 rental contracts were registered - up 1.9% year-on-year.
July alone recorded 38,197 contracts, including 18,431 new agreements and 19,766 renewals. One-bedroom properties accounted for 41% of all registered rental contracts.
For comparison, 2025 closed with a record 377,660 rental contracts, and the current pace suggests that 2026 could set another all-time high.
For investors, the message is clear: Dubai continues to demonstrate strong underlying rental demand.
But in today’s market, simply buying property in Dubai is not enough. Long-term performance depends on the quality of the investment decision - location, property type, entry price, supply dynamics and genuine rental demand.
When selecting a property, I always look beyond how attractive it appears today. The key questions are: Who will rent it? How liquid will it remain? And will it continue to hold its investment value in the years ahead?
That is what separates simply buying real estate from making a considered investment.
