TEAM MAJLIS STRIKES AGAIN!

We recently completed a pre-handover inspection for a residential unit in Dubai, in order to ensure the property is rectified to an expected standard prior to the client possession.

Our scope of work focused on a comprehensive review of the property, including:

• Verification of MEP installations and system functionality
• Assessment of HVAC performance and cooling effectiveness
• Inspection of electrical components and connections
• Review of plumbing systems and wet area installations
• Evaluation of joinery, finishes, and overall fit-out quality
• Inspection of above-ceiling spaces for coordination and workmanship

We recently carried out a secondary market inspection in Dubai for a returning client, supporting a pre-acquisition assessment.

While the occupied property presented well during viewing, detailed inspection identified a number of concealed issues not typically visible:

• Thermal scan highlighted irregular ceiling conditions indicating potential concealed defects
• HVAC ductwork installation and condition requiring attention
• AC performance observed to be below expected cooling output
• Elevated moisture readings within internal walls, consistent with waterproofing deficiencies

These types of findings are not uncommon in the secondary market — particularly where defects sit behind finishes and are not apparent during standard viewings.

A structured pre-acquisition inspection provides clarity on:
• Immediate rectification scope
