Will the conflict delay UAE construction timelines?

We have two potential delays, labour and materials.

Every construction site here still has a full workforce on it. If any did leave they can be replaced as pay and conditions here, far exceeds what workers earn from their home countries. Labour is not a problem.

The two core structural materials in UAE construction are cement and steel. Both are made here.

There's 12 cement plants with nearly 40 million tons of annual capacity. Cement is not going to be disrupted. Emsteel in the UAE produces 3.5 million tons of steel annually. 60% of the domestic market.

Short term pressure exists on finishing materials with small delays and cost increases are likely.

With the UAE manufacturing its core materials domestically and alternative import routes already operating there might be 1-2 months delay due to this.

Where is the lowest risk off-plan apartment investment in the UAE

RAK has a population of 400k, no major airport, and no financial district — it's not low risk regardless of the upcoming casino.

Dubai remains a great market and still beats Europe, but 127,000 off-plan sales last year vs 96,000 the year before means oversupply is a real concern. Best value right now? Older ready apartments in prime locations.

Abu Dhabi only had 16k off-plan sales across 2024–2025 vs 223k in Dubai — with a similar population. With less supply I see prices rising 10%+ across nearly every area.

For lowest risk, I'd focus on Al Reem or Al Maryah Island — home to ADGM, Abu Dhabi's financial hub. Saadiyat, Yas, and Hudayriyat are also good options.

How wealthy is Abu Dhabi? Their sovereign wealth funds explained.

Abu Dhabi has an estimated $1.7 trillion in managed assets. Larger than Switzerland and the Netherland's economy combined.

Instead of one sovereign wealth fund it has several:

ADIA - Abu Dhabi Investment authority. Estimated at $1.1 trillion
Mubadala - $330 billion deployed into sectors
L'IMAD Holdings - $263 billion across several entities

If oil ever becomes irrelevant. They have the wealth, investments and experience to protect the emirate forever.

Why it's better buying off-plan near ADGM & DIFC

Big finance companies means high salaries and commissions giving them more money to spend on property. These buyers prioritize location as they want to live close to work and their work is always in a financial district.

For lower risk and strong demand buy near ADGM & DIFC

Is it still worth buying off-plan in Abu Dhabi now?

Demand is lower since the Iran conflict started but it is not as slow as most think and now you have advantages you didn't have before.

1. Payment plans
2. Better choices at the launch
3. ADM waivers
4. Less supply at handover
5. Better agents have more time

You're buying today but handover is 3-4 years away. Where do you think Abu Dhabi's market will be then?
