🏥 Dubai launches ‘smart medical visa’ and takes another step towards global leadership in medical tourism

The UAE has long been a popular destination for treatment, but now the process will become much easier. Dubai authorities are working to launch Smart Medical Visa, a new system that will combine treatment, paperwork and patient support into a single digital ecosystem.

Previously, foreign patients had to independently find a clinic, take out insurance, resolve accommodation issues and collect documents through various organizations. The new system should take over most of these processes.

What is known about the project:
💙 The visa will be issued for 90 or 180 days with the possibility of extension if long-term treatment is necessary.
💙 The visa will be sponsored by the medical institution receiving the patient.
💙 All stages - from submitting documents to medical services and insurance support - will be integrated into a single digital system.
💙 Patients will be able to obtain an entry permit for an accompanying family member.

Interestingly, the initiative is part of Dubai’s strategy to develop medical tourism. Today, the emirate is already one of the world’s leading medical hubs, and the UAE is considered one of the countries with the highest number of clinics accredited by the JCI (Joint Commission International) standard - the international “gold standard” for the quality of medical services.

🏙 This is also important news for the real estate market. Medical tourism creates a strong demand for short-term rentals, service apartments and hotels. Areas near medical clusters such as Dubai Healthcare City, which already has more than 160 medical facilities, could especially benefit.

The new visa is not just a convenience for patients. This is another step towards turning Dubai into a global center of medicine, technology and comfortable living.

⛳️ A new entertainment concept is coming to Business Bay, already being called part of a new generation of urban entertainment.

The international brand Five Iron Golf is opening its first space in Dubai, combining sports, technology, restaurants, and social experiences.

But the most exciting thing here isn’t even the golf.

The new project reflects a major trend that is currently rapidly developing in Dubai.

The city is increasingly investing in so-called «competitive socializing»—entertainment where people don’t just meet for dinner but have a shared experience.

What the new space will feature:
▪️ State-of-the-art golf simulators
▪️ Virtual courses from around the world
▪️ Restaurant and bar
▪️ Private event zones
▪️ Corporate tournaments
▪️ Training with digital swing analytics

Just a few years ago, such projects were popular primarily in New York, Chicago, and London. Today, this trend is rapidly coming to Dubai.

Why is this important?

Because Business Bay is gradually transforming into not just a business district, but a full-fledged lifestyle area.

Modern neighborhoods are no longer built on the principle of «work here, live somewhere else.»
Today, the city’s goal is to create an environment where people can work, relax, meet friends, and spend time in one place.

That’s why new restaurants, wellness concepts, entertainment hubs, and projects like Five Iron Golf are popping up near offices.

Dubai is becoming less and less a city that impresses only with skyscrapers.
And increasingly a city that sells experiences, lifestyle, and new urban experiences.

The UAE is launching a new tool that will make the rental market more transparent and secure for both parties. Etihad Credit Bureau has implemented a tenant verification system through UAE PASS.

Landlords can now submit a request for access to a potential tenant’s credit history. The tenant will then receive a notification and decide whether to provide the information or decline the request.

Importantly, the system fully protects data privacy: credit histories will not be disclosed without the tenant’s consent.

This innovation will help landlords better assess the financial reliability of prospective tenants, while conscientious tenants will build trust and simplify the rental approval process.

📊 Interesting fact: such checks have long been standard in the US, UK, and Canadian markets. Now, the UAE is gradually introducing similar tools, making the real estate market even more mature and transparent.

Experts believe this could lead to a reduction in rental arrears and make relationships between landlords and tenants more predictable.

🍷 Dubai is currently experiencing a real boom in new restaurant concepts, and the city is gradually moving away from the «ultra-luxury» format.

While Dubai’s gastronomy was previously associated primarily with expensive rooftop restaurants in hotels, local lifestyle media are now increasingly discussing a completely different trend:
chef-driven places, neighborhood dining, and atmospheric community concepts.

Here are 5 projects that are currently making headlines in Dubai:

▪️ VNTG Wine & Cheese Society
Dubai’s first wine & cheese society with a club atmosphere, tastings, and a community format. Not just a restaurant, but a lifestyle space for wine and food lovers.

▪️ Gerbou
One of the most talked-about chef-driven restaurants of 2026. A modern interpretation of Emirati cuisine with an emphasis on local ingredients and design.

▪️ Jun’s
Chef Kelvin Cheung’s project continues to maintain its status as one of the strongest contemporary dining spots in the city. The format is casual fine dining with a strong gastronomic concept.

▪️ Teible
A farm-to-table restaurant that has become a symbol of the new Dubai dining culture. Here, the emphasis is not on luxury, but on sustainability, seasonal ingredients, and atmosphere.

▪️ Kinoya
Neha Mishra’s project, which has grown from a supper club into one of Dubai’s most popular ramen restaurants. A good example of how demand is growing in the city for «character restaurants,» not just luxury dining.

The most interesting thing is that the very philosophy of Dubai’s restaurant market is changing.

Today, people are increasingly choosing:
— atmosphere
— concept
— community
— signature cuisine
— neighborhood vibe

And not just «an expensive interior with a view of the Burj Khalifa.»

And this is a very telling trend. Dubai is becoming not only a city of luxury, but also a city with a strong lifestyle culture, where unique local concepts and gastronomic identity are beginning to be valued.

🏕 Dubai has announced one of the most unusual eco-tourism projects in recent years: Al Layan Oasis.

The project was personally approved by Sheikh Mohammed bin Rashid Al Maktoum, and its scale is no longer just a «desert park,» but a fully fledged new direction for the city’s development.

What we know about the project:
▪️ Investment – approximately AED 4 billion
▪️ Area – almost 1 million m²
▪️ Artificial lake covering 250,000 m²
▪️ 14 km of walking and cycling tracks
▪️ Camping and caravan zones
▪️ Elevated pathways with panoramic views
▪️ Open-air cinema and event spaces
▪️ Eco-tourism and sustainability concept

The project will be located approximately 50 minutes from downtown Dubai and will be part of the Dubai Blue & Green Roadmap 2030.

The most interesting thing is that Al Layan Oasis shows how Dubai’s approach to urban development is changing.

Previously, the UAE was primarily associated with skyscrapers and luxury real estate. Today, increasing attention is being paid to:
— wellbeing
— nature
— outdoor lifestyle
— sustainable tourism
— quality of the urban environment

The project will be divided into four distinct zones:

▪️ Gathering Oasis — open-air cinema, amphitheater, and food truck areas
▪️ Family Oasis — family zones and recreation spaces
▪️ Camping Oasis — caravan camping and eco-visitor center
▪️ Recreation Oasis — sports, outdoor activities, and retail

Al Layan Oasis is projected to attract approximately 330,000 visitors per year.

But the important thing here isn’t even the numbers.

Dubai is gradually learning to sell not just real estate and its skyline, but its lifestyle itself.
And such projects are becoming part of the city’s new strategy—where luxury is increasingly combined with nature, sustainability, and the lifestyle infrastructure of the future.

— increasing the attractiveness of modern communities

📊 Dubai is actively testing autonomous logistics technologies and aims to become a world leader in urban tech and AI infrastructure.

👉 In the future, authorities plan to expand the number of routes and scale drone delivery to other areas of the city.
