The ultra-wealthy buy very differently.

For most buyers, off plan makes sense. Payment plans, new launches, the promise of what’s coming. But when you’re dealing with ultra-high-net-worth clients, the mindset changes completely.

They don’t want promises of the future. They want something tangible.

They want to walk through the front door, feel the space, see the views, understand the quality of the finishes. They want certainty. No construction risk, no waiting years, no wondering what the final product will actually look like.

In my experience, 9 out of 10 times you’re not selling them a concept… you’re selling them a home that already exists.

For this level of buyer, it’s about security, immediacy and knowing exactly what they’re getting.

And that’s why secondary properties will always have a very powerful place in the luxury market.
