In 2021 I bought in Dubai Creek Harbour when most of the market wasn’t looking at it.

Nobody calls that a good decision at the time. They call it that later.

Here’s what’s changed since: the marina is built. Creek Beach is built. And the next phase — what we at 3X call the new downtown — is where Emaar is putting the AED 180 billion masterplan to work. Dubai Square anchoring one side, Creek Tower on the other, Calatrava’s design, tender issued this year.

Natural island beachfront doesn’t get made. That’s the whole thesis.

Siniya sits off Umm Al Quwain — a real island, protected mangroves, nearly half the land held as green space by design. Density is capped on purpose.

Ten minutes from Al Marjan, where the northern emirates’ tourism and hospitality investment is concentrated right now. Fifty minutes from Dubai.

Sobha is building it, in-house, as they do. One-bedroom, 840 square feet, and this particular unit is a secondary off-plan position — not the developer’s list.

Some dreams are too big to carry alone.

The office, the home, 3X Capital, everything we once spoke about… somehow, one by one, we made it real.

And through every high, every low, every crazy dream, I always knew one thing: my brother was standing beside me.

The view is the biggest risk in an apartment. Nobody prices it that way.

Get it wrong and it caps your resale before you’ve even handed over. Get it right and it does the work for you for twenty years.

So look at what’s around this one. Sheikh Zayed Road in front. Bluewaters toward the coast. Emirates Hills and Jumeirah Islands behind.

Sobha built it — and Sobha builds in-house rather than handing construction to a subcontractor, which is why the finish holds up.

It can be financed. The structure depends on you, so that’s a DM conversation, not a caption.

Dubai doesn’t know how to present a property.

Sellers switch off the electricity. Nobody cleans. The pool sits empty. Then they wonder why the buyer walked out in four minutes.

In London, in Europe, they stage it. Fresh flowers. Lights on. Someone thought about how you’d feel walking in.

Here, most people are still selling square footage.

A small townhouse is decent. A duplex is not a townhouse.

Right now most developers are handing out extremely small plots and building vertical. Three floors, no ground, no space.

When that product lands, you won’t like it. Your tenant won’t like it either. And that puts a ceiling on where the value can go.

Because the person entering a townhouse or a villa is thinking differently. Kids on the ground. A barbecue on a Friday. A private pool.
That mindset doesn’t fit a vertical box.

Do the research. Study the numbers. Just because the entire Dubai market is running behind one project does not mean it makes you money.

Think wise. Decide wise.
