Dubai’s April 2026 market is sending a clear signal:

Transactions are down.
Prices are not.

Sales volume reached 13,977, down 22.1% YoY, while average price per sqft climbed to AED 1,840, up 16.1% YoY.

At the same time, sales value reached AED 48B, showing continued price resilience despite softer transaction activity.

Primary market remains the main driver, representing 76% of sales volume and 75% of sales value.

The takeaway?

Dubai is not slowing evenly.
It is becoming more selective.
