Paano Kumuha ng Iyong Digital TIN ID?

Narito ang sunod-sunod na gabay kung paano makakuha ng Digital TIN ID gamit ang Online Registration and Update System (ORUS) ng Bureau of Internal Revenue (BIR).

Paalala: Kinakailangan muna ang paggawa ng account sa ORUS bago ka makapag-apply para sa iyong Digital TIN ID.

Mga Hakbang sa Pagkuha ng Digital TIN ID:

Hakbang 1: Pumunta sa https://orus.bir.gov.ph
Mag-login kung may account ka na. Kung wala pa, i-click ang “Register” upang gumawa ng bagong account.

Hakbang 2: Kumpletuhin ang Online Registration
Punan ang kinakailangang impormasyon tulad ng:
• Buong pangalan
• Email address
• Birthdate
• Contact number
• Government-issued ID (para sa identity verification)

Hakbang 3: I-verify ang iyong Email
Magtungo sa iyong email inbox at i-click ang verification link mula sa ORUS para ma-activate ang iyong account.

Hakbang 4: Mag-login muli sa ORUS gamit ang iyong bagong account

Hakbang 5: Piliin ang “Apply for Digital TIN ID”
Makikita ito sa dashboard. Sundin ang mga tagubilin sa form na lalabas.

Hakbang 6: I-upload ang kinakailangang dokumento
Siguraduhing malinaw ang larawan ng iyong valid ID na iuupload.

Hakbang 7: Hintayin ang approval mula sa BIR
Makakatanggap ka ng email o notification mula sa ORUS kapag handa na ang iyong Digital TIN ID.

Hakbang 8: I-download ang iyong Digital TIN ID
Kapag naaprubahan na, maaari mo nang i-download ang kopya ng iyong Digital TIN ID mula mismo sa ORUS portal.

The (SC) has ruled that land buyers must verify ownership by checking the certificate of title and reviewing the records in the Registry of Deeds to avoid fraudulent transactions.

In a Decision penned by Associate Justice Alfredo Benjamin S. Caguioa, the Court’s Third Division upheld the rulings of the Regional Trial Court and Court of Appeals which voided the land titles of a married couple who failed to conduct due diligence when they bought the properties from someone who acquired her titles through fraud.

Orencio and Eloisa Manalese purchased two parcels of land from Carina Pinpin, who presented certificates of title in her name and claimed to have bought the properties from the original owners, the late Narciso and Ofelia Ferreras.

However, the administrator of the Ferreras estate, alleged that Pinpin fraudulently obtained duplicate titles by submitting a false affidavit of loss and a forged deed of sale. Pinpin then used these to sell the properties to Spouses Manalese a year later.

The Supreme Court upheld the lower courts’ findings, stressing that buyers must check both the certificate of title and the Registry of Deeds records before purchasing land. Relying solely on a certificate of title is insufficient, especially if there are signs of fraud or irregularity.

In this case, the Spouses Manelese failed to investigate despite multiple warning signs, making them liable for not exercising due diligence. Several key documents were already on record, including the affidavit of loss procured by Pinpin, the issuance of another set of duplicate titles, a second affidavit of loss by a certain Zenaida Ferreras, and the nearly simultaneous registrations of these three annotations on the titles.

Said the Court: “Since petitioners did not inquire into the register, and even without such inquiry, they are nonetheless constructively notified of every registration affecting the said subject properties, they cannot feign ignorance of such
registrations.”

Dapat suriing maigi ng mga bumibili ng lupa ang pagmamay-ari nito sa pamamagitan ng pag-inspect sa certificate of title at sa talaan sa Registry of Deeds upang maiwasan ang mga mapanlinlang na transaksyon.

Ito ang paalala ng sa Desisyon na isinulat ni Associate Justice Alfredo Benjamin S. Caguioa kung saan kinatigan ng Third Division ng Korte ang mga desisyon ng Regional Trial Court (RTC) at Court of Appeals (CA) na nagpawalang-bisa sa mga titulo ng lupa sa Sta. Teresita, Angeles City nina Orencio at Eloisa Manalese (mag-asawang Manalese).

Bumili ang mag-asawang Manalese ng dalawang lote ng lupa kay Carina Pinpin (Pinpin), na nagpakita ng mga duplicate na certificate of title sa kanyang pangalan at sinabing binili nila ang mga ari-arian mula sa mga orihinal na may-ari na sina Narciso at Ofelia Ferreras (Ferreras). Nagpakita si Pinpin ng isang deed of sale bilang patunay ng kanyang pagmamay-ari, na nagpapahintulot sa mag-asawang Manalese na ilipat ang mga titulo sa kanilang pangalan.

Pero hinamon ni Danilo Ferreras, ang tagapangasiwa ng Ferreras Estate, ang bisa ng mga titulong ito sa harap ng RTC at sinabing ang mga ari-arian ay legal pa rin na pagmamay-ari ng Estate. Sinabi niya na si Pinpin ay mapanlinlang na nakakuha ng mga duplicate na titulo sa pamamagitan ng pagsusumite ng isang maling affidavit of loss at isang pekeng deed of sale.

Ayon sa Korte, bigo ang mag-asawang Manalese na suriing mabuti kung sino ang tunay na may-ari ng lupa. Iginiit ng Korte na hindi sapat ang pagsaalang-alang lamang sa titulo, lalo na kung may mga palatandaan ng panloloko o iregularidad. Dahil dito, dapat na suriin ang parehong titulo at ang talaan ng Registry of Deeds bago bumili ng lupa ang sinuman.

Dagdag pa ng Korte, walang good faith kung kahina-hinala na ang bentahan pero ito ay binabalewala lang ng bumibili.

Sa ilalim ng Presidential Decree (PD) No. 1529 o ang Property Registration Decree, ang isang re-issued title ay duplicate lamang at walang legal weight di tulad ng orihinal na titulo.

Dahil ang mag-asawang Manalese ay may hawak ng mga duplicate na sertipiko, ang dapat nilang ginawa ay i-verify agad ang mga ito sa Registry of Deeds.

Spreading this information for those of you that don’t have your affairs in order. Make sure all bank accounts have direct beneficiaries. The beneficiary need only go to the bank with your death certificate and an ID of their own.

- TOD = Transfer On Death deed if you own a home. Completing this document and filing it with your county saves your heirs THOUSANDS. This document allows you to transfer ownership of your home to your designee. All they need to do is take their ID and your death certificate to the county building and the deed is signed over. Doing this will avoid the home having to go through probate.

- Living Will: Allows one to put in writing exactly what you want done in the event you cannot speak for yourself when it comes to healthcare decisions

- Durable Power of Attorney: Allows one to designate a person to make legal decisions if one is no longer competent to do so.

- Power of Attorney for Healthcare: This document allows one to designate someone to make healthcare decisions for their person.

- Last Will and Testament: Designates to whom personal belongings will go too.

- Funeral Planning Declaration: allows one to say exactly one’s wishes as far as disposition of the body and the services.

- If the above documents are done, you can AVOID probate. If all the above is not done, you have to open an estate account at the bank. All money that doesn’t have direct beneficiaries goes into this account. You have to have an attorney to open the estate account. The attorney also has to publicize your passing in the newspaper or post publication at the county courthouse, to allow anyone to make a claim on your property. - It’s a complete PAIN.

- Make a list of all banks and account numbers, all investment institutions with account numbers, lists of credit cards, utility accounts, etc. Leave clear instructions as to how and when these things are paid. Make sure heirs knows where life insurance policies are located.

- Make 100% sure SOMEONE knows your Apple ID, bank ID account logins and passwords!

- Make sure you have titles for all vehicles, campers, etc!

- MOST IMPORTANTLY!!!! - Talk with those closest to you and make all your wishes KNOWN. Talk to those whom you’ve designated, as well as those close to you whom you did not designate. - Do this to explain why your decisions were made and to avoid any lingering questions or hurt feelings.
