My personal assessment of the current market:
Over the past few days we’ve seen an understandable shift from clients given the situation in the region.
Anyone who says they know exactly how this is going to pan out is talking nonsense, but here’s my two cents on how it could play out - assuming the situation doesn’t escalate further from where we are at today.
When events like this occur, property markets rarely react with immediate price changes. What we usually see first is a temporary shift with buyers when people understandably take some time to digest and assess the situation. Having worked through and studied multiple market cycles, these periods of uncertainty tend to follow a fairly consistent pattern.
Phase 1 – The Pause Phase
In the immediate aftermath of geopolitical events or global uncertainty, buyer registrations and viewings slow down. Buyers take a short period to consider the potential impact of committing to large financial decisions - especially end users when upsizing or purchasing their first family home in Dubai. This phase is typically driven by sentiment rather than fundamentals and historically tends to last a few weeks rather than a few months.
Phase 2 – The Negotiation Phase
Once buyers begin to re-enter the market, many believe there may be an opportunity to push harder on negotiations. During this stage we often see buyers testing the market with lower offers, knowing that some sellers may become concerned by events. Transactions still happen during this phase, but deals could take longer to agree as both sides adjust expectations.
Phase 3 – The Recovery Phase
As confidence returns and the situation stabilises, buyer activity typically increases again. Dubai has historically shown strong resilience during periods of global uncertainty due to continued international demand, population growth, and its position as a global investment & lifestyle hub.
For areas like Jumeirah Park where supply is limited and demand remains strong, markets often stabilise relatively quickly once buyers regain confidence.
Of course my observations are based on analysis - but I’m fully confident Dubai will strongly come out of this!
