Dubai homeowners get some relief on their service charge payments. That and the prospect of higher rents from these properties bodes well for them.

Dubai: Property owners in Dubai will be paying less on their service charges this year, as key locations in Dubai record 10-15 per cent cuts on FM (facilities management) costs. These reductions will be, in most cases, be passed on to the property owners.

The Dubai Land Department and RERA (Real Estate Regulatory Agency) have been instilling in developers since 2019-20 to bring down the annual service fees, collected by OA (owner association) management companies. There were buildings that had seen significant increases on what their OAs were charging property owners.

Dubai’s property market delivered big in 2021. The same set of factors are still in play.

It is no secret that the real estate market in Dubai is seeing a boom. There have been several headlines over the past 18 months talking about a V-shaped recovery and new transactional records being set.

Before 2021 was even over, total sales were sitting at a cosy Dh177.44 billion, up more than 88 per cent from the sales figures in the entirety of 2020. Sale prices are on an upward trajectory, and it has very much become a seller’s market with a much higher likelihood of a property transacting at its asking price and no room for negotiation or offers.
