Adelaide’s Northern Suburbs Are Heating Up
I’ve been digging through the latest data from SA Gov, comparing property transactions for Q3 2023 and Q3 2024, and it’s clear: the value of properties being sold in the north is on the rise.
In key suburbs where over 20 transactions occurred, the median sale prices show a noticeable difference. For example, Salisbury North saw properties selling at a median of $620,000 in 2024 compared to $463,000 in 2023. Elizabeth Downs saw a shift from $409,000 to $535,000, and Munno Para West went from $475,000 to $620,000.
But let’s be clear – these numbers reflect the median values of properties sold during these periods. It doesn’t mean prices have skyrocketed across the board, but rather that the types of properties transacted may have changed, along with buyer interest in these areas.
As more buyers move further north, driven by affordability and larger land options, developers are stepping in with master planned development opportunities. It's going to be fascinating to watch how this influences property values and local demographics in the coming years.
