Australia’s housing market may be finding its floor, but Westpac chief Anthony Miller believes the story could look very different over the next few years.

While national property prices have now fallen for five consecutive months, Miller expects the current downturn to bottom out at around 7% before prices begin rising again. Forecasting growth of 3% in 2027 and 8% in 2028. His reasoning? A simple imbalance between supply and demand. With Australia still not building enough homes to meet demand, he argues the focus should be on increasing housing supply and making construction more viable, rather than further stimulating buyer demand.

For sellers and buyers alike, it’s another reminder that property markets are cyclical. And that the bigger picture extends well beyond today’s headlines.

After several years of extraordinary price growth, Brisbane’s property market is entering a new phase. But calling it a “falling market” may not tell the whole story.

Brisbane’s median house price edged down by 0.3% in July, following a 0.2% decline in June. While this marks two consecutive monthly falls, it is important to put those figures into perspective. Brisbane property prices remain 11.1% higher than they were a year ago and a remarkable 78.6% higher than five years ago.

So, what type of market are we actually experiencing?

Spring has arrived, but what will it mean for Brisbane property this year?

There is something about the first day of Spring that seems to signal a change in the property market too. Traditionally, the months ahead bring an increase in listings, inspections, auctions and buyers ready to make their move.

Last Spring, Brisbane was riding a wave of strong momentum. House prices rose 3.7% over the September quarter, reaching a median of $1.1 million, while auction clearance rates were sitting around 69% as buyer confidence continued to build.

But Spring 2026 begins in a very different market.

After several years of significant growth, Brisbane's property market has been finding its balance, with buyers becoming more considered and sellers needing to be increasingly strategic about how they bring a property to market.

So, as the traditional Spring selling season gets underway, it will be interesting to see what unfolds. Will the seasonal lift in buyer activity bring renewed competition? Will an increase in available stock give buyers more choice? And will well-presented, well-priced properties continue to stand apart from the rest?

One thing is certain. Spring is always an interesting time to watch the Brisbane property market. And this year, perhaps more than most, we're watching to see what the next chapter looks like.

We had so much fun on Saturday at the Toowong State School's Hands & Hearts Fair. Our balloonist was definitely a hit, with the fairy wands and swords being among the most popular requests!

Also a big congratulations to our candy guessing game winners Ellis, Peter and the lucky Vera, who amazingly guessed the EXACT number of chocolates in the jar! I am thinking about hitting her up for her lotto number picks...

Remember when info on Queensland’s new smoke alarm laws were everywhere?

Back in 2016, the Queensland Government announced sweeping changes to the state’s smoke alarm requirements, with a 10-year staged roll-out designed to give homeowners plenty of time to make the necessary changes.

At the time, 2027 probably seemed a lifetime away. Well, the 1st January 2027 is in less than five months... check out our latest blog post to ensure your smoke alarms comply here: https://www.byronyoneill.com.au/2026/08/25/smokealarms/
