"Every agent is the same" is one of those things people say without really thinking about it.
It's a bit like saying every coffee order is the same but in reality some people want it simple, some want it exact, no substitutions and everything in between.
A good barista knows the difference. The same as an agent.
Years of managing properties before ever selling one means Kath already knows what to look for before a client even has to ask. That kind of experience doesn't show up on a business card but it shows up in every conversation.
