I saw a guy at LA Fitness take his shirt off and my first thought was judgmental.

I turned to my friend expecting him to agree.

He stopped me.

"That's probably the best he's ever looked in his entire life."

That hit different.

Everybody is somewhere in their journey. That guy worked for what he has. He showed up. He's in the gym when most people aren't.

That shift in perspective stuck with me.

The people who take bodybuilding seriously aren't the ones judging others in the gym. They're the ones most excited to see someone else making progress — regardless of where they're starting from.

Respect everyone's journey. You don't know how far they've already come.

Most stress is self-inflicted.

You decide whether something stresses you out. That realization alone changes everything.

The cure to stress isn't rest. It's action.

The most anxious I ever feel is when there's work to be done and I'm not doing it. Sitting on it. Avoiding it. Letting it pile up in my head.

That's where stress lives.

And don't confuse being overwhelmed with being stressed. Those are two different things.

Overwhelmed means there's a lot. Stress means you're not moving.

Someone said the gym isn't everything and to find something else to do in life. Hard to argue with that. If the gym has become your whole personality, you've lost the plot. That's not why you started.

The discipline and consistency are supposed to fuel your life — not replace it. Be easier on yourself. Enjoy the breaks.

$200 a month cash flow on a rental isn't a deal. I agree with that take completely. A $200k Midwest house renting for $2,000 a month netting you $300 after expenses? That's not worth your time or capital.

But here's where our market is different. That same logic doesn't apply in Seattle, Bellevue, or the surrounding areas. Because that house isn't going from $200k to $220k in 10 years. It's doubling.

Cash flow is one way to win in real estate. Appreciation is another. And in this market, appreciation has consistently been the bigger play. Do your own math. Do your own research. Don't just take my word for it — or anyone else's.

But make sure you're applying the right framework to the right market.

Beautiful building in a bad location or ugly building in a great location?

Ugly building. Great location. Every time. You can renovate a building. You cannot move it. Location is the one variable in real estate you can never change. So you better get that part right.

Buy the lesser home in the better neighborhood over more home in a lesser neighborhood. Every time. Appreciation in better areas is faster. More reliable. More life changing over time.

And when it comes time to sell — the goal is simple. Money goes in your pocket. Not out of it. That only happens consistently in one type of market. Buy the zip code first. The house second.

How has the gym made me a better loan officer? More than anything else has. Lending teaches you resiliency.

But bodybuilding forces it every single day — even when you don't want to show up. Especially when you don't want to show up. The results you're seeing today aren't from what you did this week. They're from a year ago.

The days you showed up anyway. The days nobody was watching. Lending is the exact same thing.

No excuses. No shortcuts. You either do what it takes or you don't. That parallel is why I love both. And why I'm still here.

The "renting is better than buying" argument is great clickbait. Here's where it falls apart. The math only works if you take every dollar you save renting and put it straight into the stock market. Every month. Without touching it.

Be honest with yourself — are you actually going to do that? Most people aren't. But a mortgage is a forced savings account. Every payment builds equity.

The house appreciates whether you're paying attention or not. And in a market like Seattle, that appreciation isn't modest. It's life changing. Rent if it makes sense.

But don't let a viral video convince you renting is the smart move just because a spreadsheet says so. The spreadsheet assumes you're perfect with money. Most of us aren't.
