In working with our real estate trainer, Lee Woodward, and real estate coach, Tom Panos, it’s loud and clear… If you want to increase your sales, increase your listings! Pretty simple formula isn’t it?
Then why do we get so stuck?
The answer - tech, and the illusion of an easier way! To help bring a consistent stream of listings in, we have listed the top strategies:
1. SUCCESS MARKETING - Just Listed/ Just Sold around the property, the database, web, and socials.
2. LANDLORDS - Communicate quarterly with your landlords via newsletter or direct message offering appraisals and articles or interact.
3. LETTERBOX DROPS, street campaigns, NTRS, just appraised, just shown’s. Create a campaign in your area around these key activities.
4. PRICE UPDATES – 10 price updates sent and phoned should equate to 1 appraisal, and 2-3 appraisals should equate to 1 listing.
5. BUYER CONVERSIONS – A great source of listings, where your level of buyer service will determine your ability to convert your buyers to sellers! For every 10 buyers, 1-2 should be a potential seller!
6. GOOGLE ADS/ FACEBOOK ADS –– Create a story and run a campaign every month where the leads are directed to your landing page (appraisal page).
