Whether you’re riding the fastest horse in the race or selling the best home in the street, the result still comes back to what you put into it. Reading the form. Knowing the conditions. Understanding the pressure.

Competing with uncertainty and still making good decisions. In racing, you study the field. In real estate, you study the market. Different game. Same discipline. Because the horse is only as quick as it is. The house is only as good as it can be.

The minute you list your home, everyone becomes a property expert.

Friends, relatives, neighbours, the bloke at the café all suddenly know exactly what your house is worth. Funny thing is, most of them will tell you what you want to hear, not what buyers are actually thinking.

Because the people close to you rarely tell you what they don’t like. They won’t tell you where the hesitation is. They won’t tell you what’s stopping someone from paying the number you’ve got in your head.

But the market will. If you’ve had 25, 50, 100 buyers through and multiple parties are circling, that’s your answer. Not the opinions. Not the noise. Not the backyard valuation from someone who isn’t buying it.

At that point, it doesn’t really matter what you think. It doesn’t really matter what the agent thinks either. What matters is having someone in your corner who’ll fight tooth and nail to get the best price the market will give.
That’s the job.

When 100+ buyers walk through, the market has spoken.

That’s the part most sellers don’t want to hear. Compliments don’t set the price. Hope doesn’t set the price. And “what we thought it was worth” isn’t a strategy.

If you’ve had 50, 100, even 150 groups through and the home still isn’t moving, it’s usually not the marketing. It’s price, terms, or both. More buyers = more truth.

That doesn’t mean panic. It means get clear, get honest, and make the next move based on evidence, not emotion.

The market isn’t recovering. It’s resetting. And there’s a big difference.

For buyers, this is not the time to sit back waiting for some perfect signal. Opportunities like this don’t come around often, and the real loss may be with those who watch it happen and do nothing.

For sellers, the answer isn’t panic and it certainly isn’t listening to every relative, neighbour or so-called expert with an opinion. The answer is clear strategy, honest advice and understanding exactly where your property sits in today’s market.

Noise is cheap. Good decisions aren’t.

I’ve been in real estate 24 years… and I recently sold my own home for close to half a million dollars less than I thought I would.

Hard lesson? Maybe. Honest one? Absolutely.

When 50, 100, even 150 people have been through your home, the market has spoken. At that point, it’s not about what you hoped it was worth. It’s not even really about what the agent thought. The price is the price.

That’s the part sellers struggle with most. Not because the home isn’t beautiful. Not because the campaign wasn’t strong. But because the market doesn’t pay for emotion, it pays for evidence.

What matters then is having an agent who doesn’t flinch, doesn’t sugar-coat it, and fights tooth and nail to get every last dollar the market will give you.

That’s the real job.
