I didn’t get into real estate to sell homes.

Actually, some days that’s the least interesting part.

It’s the people.

The woman who swears she’s “just having a look” and then spends 20 minutes talking about where she’d put the Christmas tree.

The seller who apologises for the mess and then tells me the story of raising three kids in the home.

The buyers trying to play it cool while mentally choosing bedrooms before they’ve even left the open home.

That’s the bit I love.

Property isn’t really about property. It’s about what happens inside it.

And after all these years, I still find that pretty special.

A good agent will focus on the sale. A great one will focus on whether the decision actually makes sense for you.

“Should we wait until the world goes back to ‘normal’… or should we sell now?”

And that’s a fair question.

With interest rates rising again, cost of living creeping up, and constant headlines about what’s happening in the world, it’s easy to feel like waiting might be the safer option.

But here’s what I’m seeing in the inner North West:

Buyers haven’t disappeared. They’ve just become more considered.

They’re still out there. Still inspecting. Still making strong offers… when the right property comes up.

What has changed is this… The market is less forgiving. Pricing needs to be sharp. Presentation needs to be on point. And strategy matters more than ever.

So the real question isn’t just “should we wait?”

It’s… “What would we be waiting for… and what happens if the market shifts again while we do?”

For some sellers, waiting makes sense.

For others, acting now -with the right approach – puts them in a stronger position.

There’s no blanket answer anymore.

Just the right strategy for your situation, your timing, and your property.

Let’s be real for a second.

The industry loves to talk numbers. Homes sold. Followers. Commission earned. Trophies on the shelf.

But honestly, no one (other than other real estate agents) actually cares about that. None of that tells you whether your agent is going to show up for YOU.

What actually matters when you’re trusting someone with one of the biggest decisions of your life is how they treat you, how hard they fight for you, and how they make you feel from the first call to settlement day.
