New Seller Disclosure - comes in next week!

SELLERS - must disclose mandatory details…overlooking or failing to provide specific information before contract signing, could result in the buyer terminating without penalty 💸

Renovating? - any unlicensed work must now be declared.

BUYERS - it’s still “buyer beware.”
Keep in mind with this new law, the responsibility still lies with the buyer regarding certain critical issues that aren't covered eg…

- Flooding or natural hazard history
- Structural soundness and pest infestations
- Building or development approvals
- Asbestos presence
- Utility connections

Good news.. Stamp duty is being abolished for First Home Buyers in QLD.

🕵️‍♂️ Potential savings… If you’re a first home buyer purchasing a new house and land package in Toowoomba at the median price you could save $24,730.
First-home buyers would save $29,500 when purchasing a new build at the median price in Brisbane east, while in Logan-Beaudesert, they would keep $6960 in their pocket.

Whilst this is not going to solve the housing affordability issue, it is a step in right direction and we look forward to further incentives particularly for first time and younger buyers.

We’ve abolished stamp duty on all new homes for first home buyers – and it comes into effect this week.
