If I’m ever asked what are the key areas that I can assist clients with, I would say:

- identifying the right location to suit a clients goals and budget,

- ensuring the property is structurally sound before further funds are committed,

- negotiating on multiple aspects of the purchase, not just the asking price.

As a buyers agent, we have access to many more properties than just what's advertised on the main real estate websites.

We have strong connections with real estate agents so have access to many off-market, pre-market and post-market properties.

Why is this important? The SEQ market is incredibly competitive where buyers are competing for properties, and often overpaying to secure one. Competition also means having to view properties each weekend, taking up more time and leading to more stress.

Having access to properties that aren't listed on the major property websites means competition isn't as great for buyers 🤩

After 13 interest rate hikes since May 2022, and rates being on hold since Nov 2023, RBA has now decreased interest rates 🥳

For a property worth $700,000, buying costs (stamp duty, registration and other fees) vary significantly depending on the state you’re buying in.

Typically, buyers use a Buyers Agent for the following reasons:
- buyers don’t have the time to be researching properties and/or going to constant inspections/open homes every weekend
- the buyer may live interstate or overseas and need boots on ground for inspections
- the buyer has been priced out of the market
- the buyer needs help with negotiation
- the buyer needs help with bidding at an auction as prices can escalate quickly
- time is precious and the buyer would rather outsource the job
- have no idea what type of property to buy, where and when
- have no idea on how to find a consistently performing property that yields high returns
- would like to access a range of properties that are pre-market, post-market or off-market
- want an edge over their competition
- want to diversify their portfolio
- would like to find a property to renovate that will generate a profit
- or, maybe they’d like to avoid the headache of buying property and would like someone else to deal with it
