Landlords often get stressed out over the actual changes a tenant wants, but honestly, in my experience, the much bigger deal is sorting out the process for those requests.

I’ve seen situations where a tenant installs something without approval, not out of bad intent, but because they didn’t understand the process.

And I’ve seen landlords react strongly, which turns a manageable issue into a drawn-out dispute.

In Queensland, if a tenant makes changes without permission, it can be a breach.

But that doesn’t automatically mean going nuclear is the right move.

Sometimes the smartest response is pausing, getting advice, and deciding whether the change can be accepted, reversed, or remedied properly.

It's always best to know your choices before things get heated. Staying cool and referencing the rules usually works way better than knee-jerk reactions.

Honestly, I've figured out something tough over the years…

When someone asks for a structural change, it's usually about more than just the actual building work.

They’re about communication, expectations, and timing.

I’ve seen tenants genuinely trying to improve the place they live in, and landlords immediately panic because they’re unsure what’s allowed.

I’ve also seen landlords say “sure” too quickly, only to realise later they’ve approved something permanent without conditions or paperwork.

In Queensland, the process matters just as much as the outcome.

Even something as small as picture hooks or a lock change should be approved properly and in writing. Not because we want to be difficult, but because it protects everyone if things change later.

To snag the best tenants, you need to handle fixture and structural change requests early on, with total clarity, and zero drama.

Get a real discussion going and lay down crystal-clear conditions right away… no space for maybe's or rushed, sloppy replies.
