This one is a really good reminder that timing matters when launching a rental campaign.

This property was online for over 30 days, which is well above our average days on market. Before advertising, my recommendation was to hold off until the landscaping was complete and the surrounding construction in the estate had settled.

The main feedback from registered attendees?

Surrounding construction.

In the end, the property leased after a $30 per week price adjustment. Over a 4-week campaign, that timing and presentation decision had a real cost to the owner.

This is why market knowledge matters. It is not just about putting a property online. It is about knowing when to launch, how tenants are likely to respond, and what may impact enquiry, inspections and applications.

A great result in the end, and a valuable reminder for investors preparing to lease a new build.
