Queensland's first-home-buyer windfall is heading toward 30 June. For contracts on new homes signed before then, buyers pay zero transfer duty (no price cap) and can access a $30,000 First Home Owner Grant. From 1 July, the grant reverts to $15,000 and the concession landscape narrows.

Markets move in cycles, not straight lines — and government incentive cycles move on their own clock. This part of the cycle is concentrating buyer activity around new-build product before the deadline shifts.
