Looking into land trends around South East Queensland- here is an image of Detached Lot Registration Data (up to March 2025) for the region.

SEQ Land Prices are averaging $1,000/sqm!

Only about 8,000 vacant lots were registered in the year to March 2025 — the lowest in over 10 years

Meanwhile, the median land price jumped 15% to $425k, and with lot sizes shrinking to an average of 420sqm, the price per square metre has now crossed $1,000.

Demand is still strong, but supply just can’t keep up. It really shows how tight the market has become and why securing land is getting tougher every year.

SEQ has been growing at ~2–2.5% per year in recent years with and expected growth rate of 1.8% to continue up until 2046!

The push is still strong for more infill developments to help easy the supply.

Finding the right consultants can make or break your profit! - Supplying ready to build plans to your builder is the best way to get a solid price from the start.

But…. If your plans are full of errors this can lead to costly variations.

An example of a past job I have managed - All documentation was supplied as a Build only contract (no design work) upon receiving the site information from the tendering team I noticed the soil report had not been completed in the same location as the new building but very close by for an existing build and the same soil results were assumed (by consulting engineer and architect) Structural plans called for bearing concrete foundations into rock at 1.2m. When I arrived onsite and stripped back the topsoil layer I noticed the build pad was controlled fill (not natural ground) this rang alarm bells!! We engaged a Geotech to investigate and locate the rock which lead to a full redesign of the building footings to include 87 concrete piers to a depth of 8m and a cost to the client of $400000 ( additional work and delay costs) fortunately our client could afford the variation but was not happy with their consultants in missing such an important step.

Unfortunately everyone can make mistakes but this one should have been avoided.

What did I learn from this experience?

Thorough review of plans is a must! and sometimes professionals can make costly assumptions. If you’re not confident reviewing plans, consider hiring an independent professional review prior to tendering your next project, ask plenty of questions to your consultants or builder, consider hiring a builder who takes your project from concept drawings through to working drawings.

And don’t forget to enjoy the process!

As an active construction Site Manager, contractor and supplier scheduling is imperative. A well presented and run site lifts worker moral and push’s for a high expectation for a quality product. If your development site doesn’t present well consider the consequences.
