Today we traded photos and numbers for real streets, real homes and real insights.

Google Maps and property data can tell you a lot… but they don’t tell the whole story.

Today we:
• Explored the local cafes and parks
• Identified where the city views actually open up
• Took note of the style and quality of new developments
• Built a shortlist of builders active in the area
• Got a feel for who lives there and where the suburb is heading

Every street we walked either confirmed our research or challenged our assumptions.

Development starts long before you buy a site—it starts by understanding the area better than anyone else.

3 valuable lessons we’ve learned about property development so far 👇

1- Most developable sites aren’t profitable.

Just because a site can be developed doesn’t mean it should be.

Location, acquisition price, development costs, holding costs, end values and timeframes all need to stack up.

2- Relationships matter more than the hype.

The right team, mentors and professional network can save you years of mistakes.

Property development is a team sport, and great relationships create great opportunities.

3- Patience saves expensive mistakes.

The best opportunities don’t come along every day.

Taking the time to thoroughly assess a site, understand the risks and wait for the right opportunity can protect capital and lead to better outcomes.

These lessons continue to shape how we approach every opportunity we assess.
