The good development sites were never on the portal.
By the time a development site is advertised, it has already been shown to people you are competing with.
That is not a conspiracy. It is just how land moves. The good ones get placed quietly. The ones that reach the portal have usually been passed on by somebody with more experience than the buyer who eventually gets them.
We do not work from listings.
We work from the land. Every parcel in a council area, matched against what a developer actually needs. The right zone. The right size. A yield that works. Nothing sitting on it that kills the project at assessment.
Whether the owner has thought about selling yet is a conversation to have. It is not a filter.
