Did you know that this isn’t the first time negative gearing has been reformed in a way?

In 1985, negative gearing was quarantined for two years. Investors could not offset their taxable income with their rental property losses, but similar to today, existing properties were grandfathered in.

What happened?

Some cities saw very strong rent increases (especially Sydney and Perth) and others didn’t. Overall, effects were inconsistent. Why? Because housing markets don’t move on tax policy alone.

The real lesson from this time in history isn’t that negative gearing “doesn’t matter.”

It’s that housing markets are shaped by multiple forces at once. Without meaningful increases in housing supply, tax policy alone is unlikely to solve affordability challenges or stop long-term price pressure in Australia, 2026.

With the new negative gearing and CGT reform, many new investors are thinking “New builds are the best way to go”...but there’s a catch.

The government wants investor money flowing into a new, expanded housing supply, and new investors who go for new builds won’t have to compete as harshly for existing homes that owner-occupiers want.

But…

While tax incentives are great for new builds, when you’re looking to sell the property and move onto a new investment after several years, those same tax incentives will not apply to your future potential buyers.

Remember, new builds already carry higher prices than most older homes. The tax break you get for buying new doesn’t transfer to future buyers, which means you may find a very limited interest in your property, and receive less than stellar offers due to that.

Tax is the icing on the cake - not the whole advantage. If you’re a new investor looking to buy, make sure you consider every part of your strategy; including selling the property in the future.
