This week's Federal Budget introduced some of the biggest property policy changes Australia has seen in decades.

From negative gearing reforms to capital gains tax changes and new incentives for new-build property, buyers, investors and landlords will all be watching closely.

For Canberra, there are some potential advantages moving forward:
• Strong rental demand
• Relatively stable price growth
• Growing focus on new developments and medium-density housing

Some of the key changes include:
• Negative gearing restricted to new dwellings from July 2027
• Existing investment properties grandfathered
• New capital gains tax rules from 2027
• New-build properties retaining unique tax advantages

While the full impacts will take time to unfold, we’re closely monitoring what these changes could mean locally and helping clients navigate the market with clarity, confidence and informed strategy.
