Thirteen years in property management, and since December, a business owner.

Emily on the part of this year she's most proud of. Starting your own business is never as simple as it looks from the outside, and most of the work happens where no one sees it. Looking back on what we've built together is the best of it.

Every application is a guess about how someone will look after your property. The job is making it an informed one.

At Onward, whoever reads the ledger is the same person managing the tenancy afterwards, chasing the rent if it runs late and walking through the property at inspections. Get the read wrong and we're the ones living with it too. That's the best reason we know to take our time over it.

Almost twelve months of Onward.

A bad trade costs more than the invoice says. The job gets done twice, your tenant takes a morning off for nothing, and next time a tap leaks they think twice about reporting it.

None of that shows up on a statement, which is why the list stays short and new names take a while to earn a place on it.

At Onward, that list is ours to keep. We book the job, brief the trade, chase the quote and follow it through to the invoice, so the only decision that reaches you is whether to go ahead.

Two payments land before you've picked up the keys, and one of them causes most of the confusion.

The bond is held by the Rental Bonds Office and comes back at the end. Rent in advance is different. It's rent, paid before the period it covers, so you're never behind on it. Nobody is holding it and there's nothing to claim back later, because it was already yours to spend on the place you're living in.

It's the reason the first fortnight of a tenancy costs so much, and the reason the last one usually doesn't.
