How much is a property really worth?

The advertised price can give buyers a starting point, however it doesn't tell the whole story.

Before recommending a property to a client, we look at the evidence behind the price — including comparable sales, buyer demand, local market conditions and the property itself.

This helps us form a realistic view of value and determine how we should approach the negotiation.

It also means our clients aren't simply reacting to what other buyers are prepared to pay.

They have a considered view of where the property sits in the market and why.

One thing I’ve learnt from buying property in Bayside is that small differences can make a big difference.

A property in Brighton isn’t necessarily comparable to one in Hampton. The same applies when you move between Sandringham, Beaumaris and Black Rock.

It’s not just about the suburb.

It’s the street, the position, the property itself, what you’re looking for and how all of those things come together.

That’s why I think local knowledge is so important when buying in Bayside.

You need to understand what you’re looking at, what you’re paying for and whether the property genuinely suits your plans.

Why is your property search taking longer than expected?

For many Melbourne buyers, the search has taken longer than they originally expected.

However, that doesn't necessarily mean their expectations are unrealistic or that they're searching in the wrong suburbs.

One of the biggest challenges we're seeing is the shortage of quality homes coming onto the market. There may be plenty of listings, however far fewer properties that genuinely meet a well-defined brief.

That can make a search feel like it's stalled.

How do you ensure a property search stays on track?

It starts with a clear strategy.

Before we begin the search, we work through our client's wish list, budget, preferred areas and priorities.

If there's a mismatch between the brief and what the budget can realistically achieve, we're honest about that from the start. We then look at where a compromise may be appropriate — and, just as importantly, what shouldn't be compromised.

For some buyers, that might mean considering a smaller block to stay in their preferred location. For others, there may be certain roads, locations or property issues that are simply off the table.

Having these conversations early helps set realistic expectations and keeps the search focused.

It's about setting our clients up for success before the search even begins.
