The old “let’s try off market first” technique.

Sounds smart.

Until you end up on market anyway, or worse, undersold.

Auction campaigns are often the easiest workload for an agent. Set the date, run the opens, let the crowd do the heavy lifting.

But if the owner is paying for a premium result, the agent should be proving their value through strategy, negotiation and better buyer management.

Make them work.

Hybrid and alternative sale methods have been around for years. In this market, they are only going to become more important.

Different homes need different strategies.
