Many landlords select a property agent based solely on the lowest fee, but they often learn that a cheap upfront cost can rapidly become a very expensive mistake.

Usually it starts with something small. Communication slows down. Maintenance drifts. Arrears are not followed up properly. Inspections feel rushed. Then suddenly the fee saving does not feel like much of a win.

This carousel breaks down what we think investors should actually compare when choosing a property manager.

We talk a lot about systems, communication, and doing the job properly, but feedback like this is always the real test.

What stood out to us here was not just the kind words. It was what sat underneath them. Responsiveness. Prompt maintenance. Respect.

Those are the things that shape how a tenancy feels day to day, and they are also the things people remember.

We believe tenants should feel heard and looked after, and owners should feel confident that nothing is slipping through the cracks.

When both sides feel supported, everything tends to run better.

Thank you, Karra, for taking the time to share your experience. We really appreciate it.

Switching to 360-degree camera video for both entry and exit reports has been a huge improvement to our property inspection process.

We did it because we were tired of grey areas and awkward end of tenancy conversations.

What happened next surprised us.

Side by side comparisons became incredibly clear. Instead of debating whether a mark was already there or whether wear and tear had crossed a line, we could simply press play and look at the same spot from day one to day last.

It took emotion out of the conversation and replaced it with facts.

This benefits everyone.

Landlords get confidence that their property is being accurately documented and fairly assessed.

Tenants know they are being judged on what actually changed, not someone’s memory or opinion.

Disputes drop because the evidence speaks for itself.

It is one of those tools that quietly does its job in the background but makes the entire tenancy feel calmer and more transparent.

If you want a management approach that protects your property while keeping things fair and clear for tenants, get in touch with us.

A low management fee often hides an expensive lack of communication and service.

When owners compare agencies, the conversation often starts with percentages.

Fair enough.

But the better question is what happens when something actually goes wrong.

Who follows up arrears quickly. Who notices a maintenance issue before it becomes a bigger bill. Who keeps communication steady instead of going quiet once the management agreement is signed.

The cheapest option often looks fine right up until you need strong systems, clear updates, and someone who knows how to act early. That is where the real value sits.

A simple tip if you are comparing property managers now. Ask them to walk you through their process, not just their pricing. The fee tells you one part of the story. The process tells you the rest.

Is filling a vacancy quickly always the smart move?

Well, not necessarily.

The initial step in property management, which occurs before the lease agreement and key handover, is often the most critical decision.

This stage is vital because it determines whether significant, expensive issues are avoided or inadvertently introduced.

In this short video, we talk about why we do not rush tenant selection just to shave a week or two off vacancy time, and why taking a little more care at the beginning often creates a much better outcome for everyone involved.

It is not about dragging the process out. It is about getting the foundations right.

If you want a management team that thinks beyond the next lease start date and focuses on long term results, watch the full video.

Choosing a property manager solely based on the lowest fee often leads to problems.

Many landlords who make this choice find themselves regretting it within six months, as they experience poor communication, delayed maintenance, and small issues escalating into larger ones.

That is exactly why we wrote this blog.

If you are weighing up agencies at the moment, this is worth a read before you decide.

We are big fans of local spots that make it easy for everyone to enjoy a bit of fresh air, and The Avenue Park is one of those places we keep coming back to.

This spot really has everything 💓 There's a safe, fenced playground for the kids, plus picnic shelters and BBQs for long, lazy lunches. You can take a little adventure on the timber boardwalk around the lake.

And don't forget your furry friends 😺🐶 There's a fully fenced, off-leash dog park just for them!

From our experience, places like this are what make a neighbourhood feel settled and lived in. They bring people together without much effort, which is exactly how weekends should feel.

If you have not checked it out yet, it is well worth a visit. And if you already love it, tell us what your favourite part is.

Auctions can be exciting, stressful, or completely impractical depending on where you are and what else you have on that day.

We have seen plenty of great opportunities missed simply because someone could not be there in person.

As part of our investor support services, we attend auctions on behalf of our clients when needed.

We stand on the ground, read the room, stick to the agreed strategy, and bid with a clear head.

From our experience, having someone there who understands the property from a rental perspective takes a lot of pressure out of the process.

It also means decisions are made calmly, not on emotion or last minute panic.

You stay in control, even if you are interstate, overseas, or just tied up elsewhere.

If you are considering an investment and want local support that extends beyond paperwork and phone calls, get in touch with us.

One thing we have noticed over time is how often owners underestimate how much trust photography builds before a tenant ever makes contact.

It is not just about getting people through the door. It is about setting the right expectations early.

When photos are clear, accurate, and professionally done, tenants arrive already comfortable with what they are seeing.

They are not trying to reconcile the listing with reality. That makes inspections calmer, conversations easier, and decisions more confident.

When photos are rushed or misleading, the opposite happens. People feel unsure, ask more questions, or walk away entirely.

From our experience, this clarity reduces wasted inspections and attracts tenants who are genuinely aligned with the home.

They know what they are applying for and are less likely to hesitate or pull out later. That small detail can save days, sometimes weeks, of unnecessary back and forth.

Good photography is not about hype. It is about honesty, clarity, and respect for everyone’s time.

When that is done well, the leasing process feels smoother from start to finish.

If you want your property presented in a way that builds confidence from the very first click, get in touch with us. We are always happy to talk through what works and why.
