Property listings not keeping up with surge in buyer activity

REA Group Chief Economist Nerida Conisbee says property listings are on the rise as market confidence increases but they are not meeting the surging levels of buyer activity.

“It is interesting, the level of buyer inquiry at the moment that we’re seeing,” she told Sky News.

“We did see pretty strong levels last year but it was primarily from first home buyers.

“So first home buyer activity pretty much picked up since the start of the pandemic – there’s a lot of incentives available to them.

“What we have found though is that investors are well and truly back in the market so it probably will lead to a pullback in first homebuyer inquiry.

“We don’t often see first home buyers and investors moving at the same rate in terms of market activity”.

Ms Conisbee attributed the surge in buyer inquiry to low mortgage rates and the fact people have saved a lot of money during the pandemic.

“When we have a look at listings though, they are increasing, people are more confident heading back to the market but they’re certainly not increasing at the same rate we are seeing buyer activity increase”.

Overview of the Australian Property Market
In recent news, two of the Big Four Australian Banks have predicted house prices in every capital city are forecast to rise by 16%¹ and 20%² over the next 2 years. Westpac's economists Bill Evans and Matthew Hassan have commented that "the bottom line is that Australia's housing upturn now has strong momentum that looks to be lifting further and will remain well supported by monetary conditions and an improving economic backdrop".

Additionally in Herron Todd White's latest Property Report, this indicated Melbourne and Sydney are in the midst of recovery, whilst as Brisbane and Perth in the 'Rising market'. Read the full report here.

The Reserve Bank of Australia has also announced rates will remain at an all time low cash rate of 0.1% to support the economic recovery from the pandemic.
