‼️ Update on both properties:

• Full repaint (including balconies): $8,400
• New flooring: $5,000
• New blinds: $1,400
• Updated marketing images (both properties): $480
• Final cleaning: $1,000
• Vacancy: 16 days
• Combined weekly rent loss: $1,100

Total cost to date: $17,380

While this reflects costs incurred without professional management prior to settlement, the upgrades now position both properties for stronger long-term performance.

They enhance overall presentation and functionality, allowing us to attract higher-quality tenants, reduce vacancy, and support more sustainable rental returns.

With early involvement, my advice prior to purchase would have been to secure more suitable, lease-ready properties or identify these works upfront ensuring a smoother transition into tenancy and protecting the return from day one.
