The Eastern Suburbs has long been defined by constrained supply. That hasn’t changed. But the pipeline is beginning to shift, and it will be felt suburb by suburb.

The NSW Government’s Woollahra and Edgecliff transport precinct strategy is targeting approximately 10,000 new dwellings by 2029. At the same time, Woollahra Council has recently received seven mid-rise applications in a two-week period, delivering around 86 apartments across Double Bay, Rose Bay and surrounding suburbs.

Larger projects are also progressing, including around 120 luxury apartments in Bondi Beach, a proposed 101-unit luxury development in Rose Bay, and the 117-unit Nautique project in Rushcutters Bay, alongside multiple boutique developments across Potts Point, Woollahra and Edgecliff in the 17 to 30 apartment range.

Not every project improves a suburb. But thoughtful renewal can lift amenity and reshape demand over time. The detail will matter.
