La Buvette has opened on Challis Avenue, bringing a small, Parisian-inspired neighbourhood bar to one of Potts Point’s most loved corners. From the team behind Bar Copains, Bessie’s and Vin-Cenzo’s, it’s intimate by design, with just nine bookable counter seats inside and around 30 walk-in seats outside.

The menu leans beautifully French, with classics like gougères, escargots, steak au poivre, pommes frites and oysters with ch*****ne granita. Paired with w**e and the easy rhythm of Challis Avenue, it feels like the kind of place you drop into for one glass and somehow stay for dinner.

A lovely addition to Potts Point, and one worth saving.

In the Eastern Suburbs, the best homes tend to share a few consistent fundamentals. A quality position. Good aspect and natural light. A functional floorplan. Parking, where it matters. And scarcity, whether that’s land, outlook, architectural character or a tightly held pocket.

There are times when a property looks right on the surface, but the deeper checks tell a different story. Poor strata records. Flood risk. Oversupply in the surrounding pocket. A difficult floorplan. Or simply a price that doesn’t stack up against comparable sales.

These are the moments where discipline matters. The goal is never just to secure a property. It is to secure the right property, at the right level, with the risks properly understood before you proceed.

Sometimes the best advice we can give a buyer is to walk away. Not because the search has failed, but because a missed property is far better than the wrong one.

Annabelle’s words are a lovely reminder of why the right process matters.

In a market where quality stock was limited, access mattered, but so did patience. The goal was never to push them towards something that wasn’t right. It was to listen carefully, understand what they did and didn’t want, and keep the search focused until the right home appeared.

Once it did, the strategy shifted to negotiation. Securing a home they loved, at a price they felt comfortable with, is exactly the kind of outcome we work towards.

Buying can be stressful, especially when supply is tight. My role is to make the process feel clearer, calmer and better supported from the first conversation through to exchange.

The question this year is whether increased stock will be matched by genuine buyer depth. If listings rise but demand remains selective, there may still be opportunities for prepared buyers to move calmly and negotiate well.

As always, seasonality is only one part of the picture. The real advantage comes from understanding the conditions in front of you, and knowing how to respond.
