What can you buy for $1.26M on the Gold Coast?

You can get this 3 bed, 2.5 bath older style duplex in Miami which sold at auction over the weekend.

I think there’s a lot to love about the location of this home in particular, and to get a duplex in Sunshine Parade at this price point is pretty good buying.

BUT as I say in the video, that apartment block in your backyard will definitely limit your buyer pool in the future.

And speaking of pools ….. I’m sure the new owners did their due diligence to work out what’s actually underneath that cover and have a plan for how they’re going to renovate what is quite a tricky space - in shape, lighting and privacy.

A big auction win for Cathy and Anthony! 🔥

Even some torrential rain couldn’t stop this awesome result - securing an amazing dual living property that gives them the space they need as well as the flexibility foe Cathy to run her business from home. Such a great lifestyle move for them.

They were understandably really emotionally invested in getting this home, which is one of the reasons they brought Matt in to do the bidding on their behalf. Matt took the emotion out of it, stuck to the agreed auction plan, and secured the property under their top budget.

We’re so thrilled for them and happy to have played a small part in helping them buy their dream home.

So you’ve jumped online and you’ve got your desktop finance pre-approval and you’re ready to make an offer, right?

NO🙅 - not if you’re serious about putting yourself in the best position to secure the right property as soon as you find it.

Dont get me wrong - desktop finance pre-approval tools are really useful for helping you work out a ballpark figure of how much finance you might be able to get. But it’s just a preliminary assessment based on basic information that you provide and is often generated automatically. It’s not fully assessed and there’s no guarantee.

If you find your dream home and you’re competing against other buyers who already have formal or unconditional finance approval, your offer will have extra finance conditions attached which could be the thing that actually loses you that property.
