We get it! When the appraisals come in, the big number is tempting. But we’ve seen what happens when a property gets pushed above what the market will comfortably carry: it sits empty longer, or it attracts a tenant who’s stretched from day one and starts falling behind by month three.

An empty week costs you more than a slightly lower weekly rent ever would. And a good tenant who stays for years, looks after the place, and pays on time? That’s the actual win, it just doesn’t fit on a listing headline.

So when we quote you a range, we’re not being conservative for the sake of it. We’re pricing for the outcome, not the headline.
