Tips to increase your borrowing capacity.

Reduce credit card balance , at the current interest rate environment, every $10k credit card limit will reduce the borrowing capacity by roughly ~$50k.

If you have a limit of $30k (which is like myself) and have challenges to borrow more, consider reducing it to $5k.

This will boost your borrowing capacity approximately $125k. To some people, this added borrowing capacity is a life changer!

SMSF Myth Busted
• You need at least $200k super balance to buy ; ❌no you don't ; I did mine using $90k
• It is extremely hard to get a loan using SMSF ; ❌no it's not ; while I may agree it requires more effort and attention to get a loan, I would not say its extremely hard to get a loan
• SMSF loan rates are extremely high ; ❌no it's not ; I have seen some even lower than personal rates , starting from 6.94% , depending on multiple factors

The reason why I started SMSF investing is because the conservative projection of retirement funds did not make sense and I wanted more control over my retirement funds! (My financial model assumes no financial disaster such as COVID and recession, etc. in the next 25 years)

Recently reviewed my electricity and gas rates after post FY.
Guess what? Estimated net savings from my owner occupier home + 1x AirBnB investment property for over $700 for a year based on historical usage.

If you have 30 minutes , you can do the same.. just simply check whether you have the best rates through a gov website.

Tip : Have your NMI # ready (it is in your electricity bill)
