When you hear the term or hear about a 'Property Buyers Agent' what runs through your mind?

How about the following?

1. 'I can find properties on my own, I don't need a buyer agent'
2. 'Using a buyer agent is expensive and not worth the cost.'
3. 'I don't trust buyer agents'
4. 'I don't want to be pressured into making a decision'
5. 'I'm concerned about the quality of properties a buyer agent will find for me'
6. 'I don't want to give up control of the property search process'
7. 'I don't need a buyer agent because I have a real estate agent I trust'
8.'I'm concerned about the buyer agent's level of experience and expertise'
9.'I don't want to spend money on a buyer agent because I can negotiate the deal myself'
10.'I prefer to do my own research and find my own properties'

All of the above may run through your mind. If they do then it is good to get this out on the table during the first few minutes of discussion with a buyers agent.

Here at Davada Property Buyers Agency the last thing we want is for a potential client who lets the thoughts above 'linger'.

Of course there are valid answers/responses to the above that a good buyers agent will run through with you.

At the end of the day we work WITH you - We are not here to 'sell' you.

ARE BUYERS AGENTS JUST SOME RANDOM PERSON WHO THINKS THEY CAN BUY PROPERTY FOR OTHERS?

A professional buyers agent requires 3 main things:

1. An obvious interest in property
2. Appropriate training
2. Real estate representatives licence

'Obvious interest in property' is a 'vague' statement we must admit.

Some buyers agents have started out helping family and friends to buy thier first or second home.

Some have become property investors then decided to offer this experience to others as a Buyers Agent / Advocate.

In the case of Davada Property Buyers Agency we have 4 properties in total in our portfolio including a primary residence and 1 located in one of Asia's largest cities as well as country acerage in South Australia.

'Appropriate training' can vary but in the case of Davada Property Buyers Agency our training was conducted by Ben Handler who was the Co-founder of Australia's largest Buyers Agency.

'Real estate representatives license' - This surprises many people we speak to.

A licensed Buyers Agent must have the same qualification and government registration as the standard real estate sales agent.

This qualification varies from state to state but each must have this to operate legitimately.

Having this registration puts a buyers agent on the same 'footing' with exception that the buyers agent works FOR you.

Davada is a husband and wife team.

Davada is an acronym for myself and my wife's name.

We have over 35 years experience in various problem solving consultancy roles where the total focus has been finding solutions to clients problems across a variety of industry sectors.

We use a consultative approach in our dealings with people and problems and this style is very much based on communication with clients and suppliers.

My wife is a detailed and focused researcher.

She is merticulous in gathering detail and data and has the ability to apply what she is researching to the requirements of the client.

Over our property journey we have bought and sold a number of properties and currently hold 4 properties in our personal portfolio including country acerage and an overseas property, (Asia)

In short - It is like a Real Esate Agent with one big difference. A real estate Agent works for the seller despite what you may think when dealing with one.

A Buyers Agent works for the property buyer.

It is our role to get you the best property deal and negotiate that property on your behalf.

We can provide a full service or parts there off such as represent you in negotiation only, (where you have found a property you like/want but do not want to waste time negotiating with the real estate agent / vendor.

We can represent you to Auctions or provide you 'coaching' on how to bid to negotiate.

What will happen with property prices in the next 12 months?

Property prices in Adelaide and SA regions in general continue to increase despite the doom and gloom media we have seen over the past few months.

SA in general has performed well during this period and is forecast to continue this steady but upward trend.
