Finding deals like this is one thing. Knowing what to do when it's not quite right is what actually makes the money.

It's going to sound weird to those who aren't familiar with the concept, but our office is also a product. It's not an accident, and it didn't happen through luck. It's the same logic I try to apply to every asset because while idle space is a cost, activated spaces continue working for you.

I'd choose this again every day of the week and I'd argue most people sitting on under-utilised property could do the same, they just haven't thought about it that way yet.

May's done. And it was a big month.

The budget dominated, and rightly so. Limiting negative gearing to new builds only from July 2027 is a structural shift, not a minor adjustment, and the market is already starting to process what that means.

Nationally new listings are running about 4.7% above the five-year average... but the more telling signal is that existing stock is sitting longer. Properties listed over 90 days are now making up a growing share of total inventory. Mortgage arrears are also holding at around 1.45% (below the 2024 peak) so this isn't distressed selling.

Heading into June, I'm watching new build enquiry levels, how lenders are responding, and whether the winter slowdown is as pronounced as usual. My instinct is it won't be.

The question I've been getting most since the budget dropped? “Do I need to move assets out of the family trust?”

Guys, the honest answer is that the policy change doesn't override the fundamentals.

The question isn't "what did the budget do to me?" It's "is this still the right asset for my strategy?" And that's about the numbers, like it always has been.

Review the asset on its own merit. Look at your ROI. Once you take the emotion out of it the answer’s usually clearer than you first thought.

I've been in property a fair while by now... but watching someone new have that moment where it clicks for them, and they stop seeing property as this overwhelming, complicated thing? It's everything.

Building the Viva community has shown me what's possible when people are genuinely committed to growing. I look around and I'm proud. Like really proud.

I can see the potential in everyone who joins, but there are people who I've watched in the past 2 years that have just blown my expectations out of the water.

But I also know there are people sitting on the outside of it, curious, capable, & ready, who just haven't had the right entry point yet.

So I've been I've spent the last little while recording, writing, restructuring, refining. Pouring everything into building something new that meets people where they are and moves them forward.

I'm going to say something that goes against almost everything the property industry tells you... but buying your next investment property might not be the move right now.

It's not because the market's wrong, or property doesn't work. But because if what you already own something that isn't performing the way you hoped, adding to it doesn't fix that. It's just scaling the problem.

When I was younger I believed the "more properties = more wealth" logic, and it took me a while to realise I was looking at it all wrong. Because sometimes you've got to think about leveraging what you've already got in order to get ahead.

Pulled this clip from a podcast I did recently with and had to share it... My very first deal? A granny flat I put on the back of a truck and drove to Bonnie Doon. Yep, that Bonnie Doon.

I was in my 20s and had no idea what I was doing, but I managed to convince that holiday park owner to lease me a caravan site to make it work and I just figured it out as I went...

That was it. That was deal number one.

Very few people are lucky enough to start straight out with the big projects. You just start with whatever's in front of you and you make it work.

You've got to stop guessing and start properly filtering if you want to see any change.

I see tonnes of would-be investors spending weeks or even months trying to pick a suburb. These guys are comparing five, ten, fifteen different areas with no framework to tell them which one actually makes financial sense.

15 minutes is all it takes to narrow your options from a dozen suburbs down to two or three where the numbers actually work.

Most people never look into subdivision because they assume it's complicated, expensive, or "not for them." Sometimes it's none of those things.

If you tick two or more boxes (or you're not sure) that's worth paying attention to. And running a basic feaso check costs you nothing but time.
