IMPORTANT INFORMATION FOR FIRST HOME BUYERS
After the Tasmanian Government released the 2026-2027 budget, there is big news for First Home Buyers, looking to utilise the First Home Buyer Stamp Duty Concession (for Established Dwellings).
The Duty Concession will expire on Tuesday, 30th June 2026, meaning that all transactions settling on, and from, Wednesday 1st July 2026 will not be eligible for the Duty Concession.
The operative date for being eligible for the Duty Concession is the date settlement takes place, not the date the Contract is entered into.
The First Home Owner Grant, for newly built dwellings, has also changed. From Wednesday, 1st July 2026, this has decreased from $30,000 to $20,000.
This represents a major change to the property market for many aspiring homeowners.
If you have a current Contract of Sale we urgently advise you to speak to your Lender/Broker and Conveyancer to ensure you meet any deadline.
For those looking at purchasing prior to Wednesday, 1st July 2026, again, speak to your Lender/Broker about how these changes will affect your affordability and your Conveyancer for the logistics of entering into a Contract.
We have every hope that the State Government may change their position on removing the Duty Concession in the future, but this is the current state of affairs Buyers in the property market need to be aware of.
