Over the years I’ve seen a huge number of posts online from buyers and sellers who felt confused, pressured, misled, or simply unsure about their rights during a property transaction.
A lot of people don’t realise how important documents like the Form 6 appointment actually are, what their obligations may be, what questions they should ask, or where they may potentially be exposed to risk.
Because of that, I’ve put together a detailed investigative guide covering Queensland real estate laws, Form 6 appointments, pricing, underquoting, bait advertising, marketing costs, multiple offers, disclosure obligations, commission issues, buyer protections and seller rights.
Most importantly, the article includes direct links to the relevant legislation, Office of Fair Trading guidance, Australian Consumer Law references and the sections of the Property Occupations Act that affect buyers and sellers in Queensland property transactions.
This article is not about attacking the industry. There are many excellent agents out there. It’s about transparency, education and helping people better understand the rules before signing anything legally binding.
At Gcrea, we’ve taken many of the common complaints within the industry seriously over the last eight years and built our business around transparency and fairness.
That includes:
• no lock in Form 6 agreements
• transparent communication
• clear processes
• independent information
• no pressure approach
You only stay with us because you want to, not because you have to.
If you are thinking about selling, or simply want to better understand where you stand before making decisions, you are more than welcome to contact us. There is absolutely no obligation.
We also offer a seller assessment process designed to help homeowners better understand their position, options and potential risks before going to market.
I hope this guide helps people ask better questions, protect themselves and make more informed decisions.
