One of the biggest mistakes I see landlords make is feeling pressured to accept the first application that comes through.

I understand why.

Every vacant day feels like money lost.

But here’s something I’ve learned after 15 years in Property Management…

The first application isn’t always the best application.

We don’t just open the door once and hope for the best.

We hold weekend open homes whenever possible because many quality tenants simply can’t inspect during business hours. They’re working, have after school activities, or simply can’t make a weekday inspection.

By offering weekend inspections, we often:
• Increase the number of people through the property.
• Give more quality tenants the opportunity to apply.
• Give our landlords more choice instead of feeling rushed.

𝐀 𝐠𝐫𝐞𝐚𝐭 𝐭𝐞𝐧𝐚𝐧𝐭 𝐢𝐬𝐧’𝐭 𝐣𝐮𝐬𝐭 𝐬𝐨𝐦𝐞𝐨𝐧𝐞 𝐰𝐡𝐨 𝐜𝐚𝐧 𝐚𝐟𝐟𝐨𝐫𝐝 𝐭𝐡𝐞 𝐫𝐞𝐧𝐭.

We’re looking for someone with:
• Stable employment
• Positive rental history
• Strong references
• A genuine appreciation for the home
• The ability to comfortably meet their rental commitments

Imagine if we’d accepted the very first application?

Sometimes the best tenant doesn’t attend the first inspection. Sometimes they can only make the Saturday or Sunday open home.

That’s why I believe it’s worth allowing the leasing process to run its course.

A few extra days of vacancy can be a much smaller cost than choosing the wrong tenant and dealing with months of unnecessary stress.

Finding the 𝐫𝐢𝐠𝐡𝐭 tenant will always be more important than simply just choosing the first tenant. 🏡

One of the cheapest things a landlord can do…

Replace worn silicone around showers before water gets behind the tiles.

Re-silicone work = under $500.

Water damage repairs = potentially thousands!

This is something we check thoroughly at every routine inspection to ensure we find any wearing before a major repair is needed.

Sundays look a little different these days.

They’ve become less about rushing around and more about slowing down.

A good coffee.
Time with the family.
Planning the week ahead.
A moment to reflect on everything that’s happened over the past seven days.

Running a business means there are always emails to answer, phone calls to return and a to-do list that somehow keeps growing…

But I’ve learned that taking a little time to reset helps me show up as the best version of myself - for my family and my clients.

It’s easy to get caught up chasing the next goal.

Sometimes we just need to pause and appreciate the little things.

Today, I’m grateful for good coffee, quality family time and preparing for another week doing a job I genuinely love.

I spend an unhealthy amount of time thinking about investment properties.

Not because I have to… because I genuinely love this stuff.

I’ll happily talk about rental prices over coffee, get excited about a well-presented investment property, and yes… I absolutely judge letterboxes when I drive through suburbs. 😂

After 15 years in Property Management, I’ve realised something.

People don’t just need another real estate page filling their feed with sold stickers and generic market updates.

They want honest advice.
The stuff nobody tells you.
The funny stories.
The lessons learned.
The wins.
The occasional property management chaos that somehow becomes a great story later.

So that’s what this page is going to be.

No corporate fluff.
No pressure.
Just real conversations about property, investing, the Logan market, and everything in between.
