What I’m Seeing on the Ground This Weekend 👀

With all the recent headlines around negative gearing and CGT changes, many buyers are understandably taking a step back and reassessing.

But being on the ground this weekend told a very interesting story:
• Attended 6 open home inspections
• Watched 1 auction unfold live
• Reviewed 26 open homes scheduled across Saturday

What I’m noticing:
• Buyers are far more cautious right now
• Some vendors are becoming more realistic and readjusting their price accordingly.
• I’m seeing some homes transact closer to — and in some cases below — suburb median price points, unlike the aggressive pricing we’ve seen in recent periods
• Well-priced homes are still attracting strong interest
• There’s less emotional competition in certain pockets of the market

Who could benefit from this window?
 First home buyers
 Owner occupiers upgrading or downsizing
 Buyers relocating for lifestyle/location changes
 Strategic investors focused on long-term fundamentals—not just tax benefits

Thrilled for my clients on securing their very first home. A huge milestone and the beginning of their property journey. 🏡✨

For over 3 months, they had been searching for the right home. We sat down and had detailed conversations around what truly mattered to them — what they wanted, what they didn’t want, and of course, what comfortably fit within their budget.

One thing became very clear early on — being close to family was their biggest priority.

One thing I often notice during buyer discovery calls!

Clients can usually tell me what property they want… but sometimes they’re less clear on why they want it.

“I want a house.”
“I want an investment property.”
“I want to upgrade.”

But when we dig deeper, the real goals start to surface:

→ Do they want to live in it long term?
→ Renovate and add value?
→ Upsize for a growing family?
→ Downsize for lifestyle?
→ Hold it now and turn it into an investment later?
→ Retire in it someday?

That deeper conversation changes everything.

It helps me understand what they’re truly trying to achieve so I can tailor the right recommendations, suburb selection, and buying strategy around their goals—not just the property itself.

One of the most important questions I ask clients is simply:

“Why this property?”

Because when your goals are clear, your property decisions become much smarter.

One thing I’ve noticed from speaking with many buyers is that there’s still a lot of confusion around what a Buyer’s Agent actually does.

I often hear things like: “We already have a sales agent helping us find a property.” or “Why would I use a Buyer’s Agent when I can search on realestate.com myself?”
And honestly, it’s a fair question.

Most buyers can absolutely find listings online. But finding a property is only one small part of the process.…and lets not forget Sales Agents only work in the best interest of Vendors, not Buyers.

The real value often comes from knowing what not to buy, understanding suburb fundamentals, accessing opportunities others miss, negotiating strategically, and making confident decisions without costly mistakes.
