EASTER MARKET UPDATE – ADELAIDE 🐣

While some of the bigger east coast markets are starting to soften, Adelaide is still holding its own.
Over the weekend Adelaide recorded some of the strongest auction clearance rates in the country – and at OC we sold 14 out of 15 scheduled auctions.

Why?
• Stock levels remain relatively low
• Population growth is strong
• Housing supply is still tight
• Buyers here tend to be more value driven and less highly leveraged
• Investors continue to see Adelaide as good value

Heading into Easter and school holidays, we’re in a key market window:
✅ Buyers are active now
✅ Many sellers are waiting until after Easter to list
➡ Which means less competition for sellers in the short term
My message right now:
• Buyers: if you find the right home, don’t assume prices will suddenly fall away – supply is still tight in Adelaide.
• Sellers: you’re currently selling into a market with limited competition. After Easter, buyers are likely to have more choice.

What a Sunday! 🧡
Team Timms OC recently hosted a Client Sunday Session at Coriole Winery to say a heartfelt thank you to the people who make our work possible.
We put on food and drinks, my daughter Cadence Acacia played beautiful acoustic tunes, and we had the chance to truly relax and get to know our clients outside of open homes and contracts.
Some of the words shared on the day honestly brought a tear to my eye:
➡️ One couple talked about how we sold their home and helped negotiate their new purchase, guiding them through some bumps with conveyancing and “going above and beyond to help and use her contacts.”
➡️ Another client shared how important their property was—land held in the family since 1972—and how much it meant to feel listened to and understood.
➡️ We also heard how, when settlement was delayed for five days due to bank issues, our team stayed calm and in constant contact: “so chill… supportive and amazing… the best experience we’ve had.”
A massive thank you to Ellie and Natalie for looking after our clients from start to finish, and to everyone who came along. We appreciate you more than you know.
