Settlement day is one of our favorite days 🎉🏡

Last week I had the pleasure of attending the AICC Property Lunch great seeing old friends and making new ones.

Keynote speaker was Queensland Deputy Premier Jarrod Bleijie, who dropped a wild stat: QLD has jumped from 6th/7th in Australia for infrastructure spend to number 1 and will stay there right through to the 2032 Olympics.

Brilliant news for the state. But it raises a big question: if we're about to import an army of interstate and international tradies to build all this infrastructure... who's building the houses? And where exactly are all these extra workers going to live?

Because from where I'm sitting, QLD's housing shortage and rental crunch isn't easing anytime soon and this might just turn up the heat.

Curious what others in the property game think. Are we planning for this, or just hoping it sorts itself out?

Great morning at the BOQ economic summit breakfast with the Holder Property Buyers team.

Key takeaways from BOQ's chief economist Peter Munckton:
🏠 Housing undersupply remains entrenched - no fix in sight from govt, builders, or private equity.
📉 Property growth actually started slowing in February, before the negative gearing/CGT changes hit headlines. So it's cyclical, not just investors spooked by tax policy.
🚀 QLD now drives 20%+ of Australia's economy, with Olympic infrastructure spend about to supercharge it further.
💰 Rates unlikely to drop before 2028 - inflation's sticky.

Now economists love to contradict each other, but here's what we're seeing on the ground: the best buying opportunities in 3+ years, especially across SE and regional QLD. So it's a great time to buy.

Another successful settlement, another happy client with a new place to call home. Feels great. 🏡 It makes it even sweeter when a client pops into the office to surprise you with a thank-you gift. UK: slow, chains, gazumping, solicitors taking weeks. Australia: fast, auctions, unconditional contracts, tight settlements.

🎉 Another property bought by Team Holder!

This week I attended an early pre-settlement inspection for this excellent 3-bed, 2-bath, 2-car townhouse in Manly West - secured for a very happy owner-occupier. Proud to say I personally negotiated this one, and we landed it under the listed price 💪

The new owners are moving in before settlement, and we're not clocking off yet - we'll keep working alongside them to get quotes sorted for a few minor items flagged in the building & pest report.
