Meeting the Australian Government’s Help to Buy eligibility rules is one step: but it does not automatically mean a lender will approve the loan.
A lender still assesses:
• Policy and serviceability
• Credit history and documentation
• Property acceptance and valuation
• Scheme and lender conditions
Another potential pathway is an eligible 5% deposit option with no LMI, which may support full ownership rather than shared equity: subject to normal lending criteria, availability and approval. No LMI does not mean no assessment.
