I'm very slack when it comes to social media updates... 😅 But I finally got myself to sit down and write one!

The last couple of weeks have been a busy one. Managing this renovation remotely has kept me on my toes, and for a while our house had officially become the warehouse. 📦 Almost every delivery came to our place before making the trip to site. Happy to report our house is a home again! 😂

We also managed to fill and remove a 12m³ skip, have another 4m³ pile of rubbish waiting for the next skip, and somehow... there's still more to come. I'm convinced this place has been hiding rubbish for decades. 🤯

Despite all that, we've made some great progress:

✅ Walls are finished
🍳 Kitchen cabinetry is installed
❄️ Heating & cooling is in
💡 Electrical fit-off is almost complete
🚿 Bathrooms are built and ready for waterproofing and tiling

It's finally starting to look like a home instead of a construction site, and it's so good seeing the vision slowly come to life.

Next up: waterproofing and tiling. The best part of the transformation is just around the corner! 🙌

Project Clarke - Week 1 ✅

A late start thanks to the weather 🌧️ We couldn't kick off until 4 July as tree removal and outdoor works had to be completed before we could get stuck into the inside.

But once we got going...
🔨 Demo is done.
⚡ Electrical rough-in is complete.
👨‍🍳 Two brothers took the old kitchen to rebuild it for their grandma (love that! ❤️).
🐭 We uncovered a few long-forgotten residents... dead mice. 😅
🤦‍♀️ And I managed to smash a few tiles by dropping a box. Rookie move.

Renovation is officially underway. On to Week 2! 💪🏡

Project Update 🏡

It's been a few weeks since our last update, where we shared the new flooring.

We're pleased to share that the electrical rough-in and plastering are now complete along with progress with waterproofing —another important milestone ticked off.

These aren't the stages that make for the most dramatic photos, but they're some of the most important. The electrical rough-in is where we improve the home's functionality by optimising the layout of power points, lighting and switches to better suit modern living. With the plastering now complete, the property is ready for the next stage of the renovation.

There's still plenty of work ahead, but each milestone brings us one step closer to transforming this home.

We'll continue sharing the journey as the project progresses.

One of the most overlooked opportunities in property is negotiating early access before settlement.

While settlement on this project isn't until the end of the month, we were able to secure access ahead of time to walk through the property, take measurements, inspect key areas, and capture photos for our planning process.

A lot of work can happen before settlement if you have the right agreements in place. Early access allows us to refine the renovation scope, engage trades, obtain quotes, and prepare a project plan so we're ready to move as soon as the property settles.

The benefit? Less time waiting, fewer delays, and potentially lower holding costs. In renovation and development projects, saving weeks can have a meaningful impact on the overall outcome.

During our visit, we also took plenty of photos and documented our findings. We'll share some of those in our next post.

Following on from our previous demo update, here’s a look at the next stage of progress on our regional Western Victoria project.

After demo was completed, we moved straight into planning and framing:
• Kitchen cabinetry drawings finalised
• Wardrobe framing underway onsite

One step at a time, the project was starting to take shape. It was great seeing the transition from stripped back spaces into the rebuild phase beginning.

Another project secured in North East Regional Victoria. 🔑

We’re continuing to focus on opportunities with strong fundamentals, value-add potential, and clear exit strategies within regional growth markets.

Grateful to keep building momentum and looking forward to sharing more updates as this project progresses.
