Not every site proceeds, and that’s by design.

Before a project moves forward, locations are assessed for demand and supply, planning controls are reviewed in detail, and early design testing is carried out to confirm what can realistically be delivered.

Only once those steps are complete do we run full feasibility modelling to determine whether a site meets our internal benchmarks.

Saying no early is part of disciplined site selection and helps protect outcomes over the life of a project.
