📣 New Site Secured | 4 Morrow Street, Gerringong NSW

As our first site in Gerringong, 4 Morrow Street is a strong example of the type of coastal opportunity we assess carefully.

With ocean views, the property offers a near-level 1,024m² block, an existing three-bedroom home and clear potential to reimagine, renovate or explore future development pathways.

Its location is a key part of the story, with proximity to Fern Street, the village centre, Boat Harbour and the broader coastal lifestyle that continues to support demand in tightly held South Coast markets.

As always, all projects carry risk and outcomes are not guaranteed.

Long-term outcomes are rarely built on perfect timing. They’re built on consistency, positioning, and disciplined decision making.

Uncertainty is always part of property development. Markets shift, conditions change, and there will always be reasons to wait.

The difference isn’t finding the perfect moment.
It’s having a strategy that can hold up across the cycle.

Construction Update – 57 Victoria St, Berry 📍

Strong progress continues on site, with timber framing now complete across both dwellings.

External cladding is currently underway, helping bring the project closer to full enclosure, while plumber rough-in works continue progressing internally.

A full site clean is also scheduled as the build transitions into its next phase.

With multiple trades moving efficiently through the program, the project continues tracking well and taking shape each week.

Barry, recently joined Liam Garman from Smart Property Investment to discuss why coastal property markets often behave differently to major metro areas.

One of Barry’s key insights was that demand across areas like the NSW South Coast is driven by more than just affordability.

Migration, lifestyle appeal, downsizing, holiday-home demand and premium owner-occupier buyers all play a role in shaping these markets.

That means when broader market conditions tighten, coastal regions do not always respond the same way as capital cities.

Understanding who is buying is just as important as understanding the numbers.

Construction Update – 64 Currambene St, Huskisson 📍

Progress continues on site with electrical rough-in currently underway as the project moves further through its internal stages.

Externally, painting has now been completed, helping bring the final vision of the dwellings to life.

Next week, insulation and gyprock installation will commence as the build transitions into the next phase of internal works.

Steady progress across trades continues to keep the project moving well on schedule.

Every Infinite JV project begins with disciplined analysis.

Before a site progresses to feasibility modelling or community release, two fundamentals are tested carefully: planning certainty and market support.

Zoning, development controls and approval pathways must all support the intended development. At the same time, comparable sales and local buyer demand are reviewed to ensure pricing assumptions are grounded in real market conditions.

Only once both are validated does a site progress to full feasibility and project planning.

As with all investments, returns are targets only and carry risk.
